In the sun-soaked hills of Portugal, a dream quickly turned into a case study of everything broken in today’s homebuilding industry. Fourteen months of delays. A 20% budget blowout. Endless phone calls with more than 10 subcontractors. That’s what Thibault Launay and his wife, Simi, endured as they tried to build their dream home—a journey that inadvertently led to the launch of Litehaus, now one of Europe’s most promising construction tech startups.
Today, Litehaus has just raised a €1.46 million pre-seed round, a clear signal that investors are betting big on its mission to simplify and modernize how homes are built.
Dubbed the “Uber of construction,” Litehaus offers more than a project management tool—it’s an end-to-end digital platform that connects landowners and property developers with vetted architects, contractors, designers, and suppliers. Think of it as a homebuilding ecosystem in one sleek, trackable, real-time dashboard. Whether you’re building a single-family home or managing a residential project portfolio, Litehaus gives users visibility, cost control, and operational clarity—something the traditional construction process rarely provides.
The duo’s approach is refreshingly pragmatic. By focusing on modular construction, they’re able to slash costs by 30%, cut building time by 40%, and reduce waste by a staggering 90%. That also translates into 50% fewer CO2 emissions, making the platform a compelling choice for eco-conscious developers in Europe and beyond.
While modular startups like Ginosko Modular and Schnelle Prefabs are gaining traction in the U.S. and India, Litehaus has its sights set on becoming Europe’s fastest-growing construction tech brand. With at least one U.S. construction company already in its network, its global expansion is more a matter of
“when,” not “if”
The need couldn’t be more urgent. Europe is in the throes of a housing crisis, where homeownership is slipping further out of reach for millions. Legacy building systems, lack of coordination, and rising material costs only fuel the issue.
“We realized if we’re struggling with this, so are millions of others,” said Thibault
Backing the company are some serious names: Cornerstone VC and Explorer Fund co-led the round, joined by Luxembourg’s Claster Group and Pascal Levy, a venture partner at Long Journey Ventures. Their support underscores a larger shift—construction tech is no longer niche. It’s necessity.
Rodney Appiah of Cornerstone VC put it bluntly: “To make building a home as simple as buying one—that’s the disruption Litehaus brings. It’s not just innovation; it’s reformation.”
Behind Litehaus is a co-founding team with global grit. Thibault, a French entrepreneur and gaming studio founder, has deep roots in tech and venture capital. Simi, a Nigerian-born, London-raised strategist, brings a powerhouse background in consulting, wellness, and design. Together, they combine tech agility with cultural acuity—a vital edge in a fragmented, multinational industry.
While Thibault steers product and fundraising, Simi leads brand, design, and communications.
“Providing affordable homes at scale isn’t just a market opportunity—it’s one of the most meaningful ways we can create deep, lasting impact,” she said
The new funding will accelerate Litehaus’ scaling efforts, with a hiring spree planned across engineering, product, marketing, and operations.
Perhaps the most poetic twist? The couple is finally moving into the very home that sparked their entrepreneurial journey. “We move in next month,” said Thibault with a laugh. “We raised capital, launched a company, and had two kids before we got the keys. This is exactly the pain point we’re solving.”
From chaos to clarity, Litehaus is building more than homes. It’s building trust, transparency, and a new blueprint for what’s possible in modern construction.
